# Moving to Florida? What You Need to Know About Insurance Before Buying a Home

Before you buy a Florida home, understand how the roof, wind mitigation and four-point inspections, hurricane deductibles, and flood insurance affect what the property costs to insure.

Moving to Florida can be exciting. You may already be thinking about what city you want to live in, how close you want to be to the beach, what type of home you want, and how much sunshine you will get throughout the year.

But there is another factor you should consider before buying a Florida home: insurance.

Florida insurance can be very different from what you may be accustomed to in other parts of the country. At Insurance Specialists of SW Florida, we regularly work with people moving to Florida from the Northeast, Midwest, and other states. One of the biggest surprises for new Florida homeowners is how much the specific characteristics of a home can affect its insurance cost and eligibility.

Before you fall in love with a property, here are some of the most important insurance considerations to keep in mind.

## 1\. Your Roof Can Have a Major Impact on Home Insurance

One of the first things an insurance company will look at is the roof. Three important factors are roof age (when was the roof last replaced), roof material (shingle, tile, metal, or another material), and roof shape (hip, gable, flat, or a combination).

An older roof can limit the number of insurance companies willing to insure a home. This can be especially important with older shingle roofs. A newer roof may give you access to more insurance companies and potentially lower premiums.

If the seller tells you the roof was recently replaced, consider checking the property's permit history with the county. You want to know not only when the roof was replaced, but whether the work was properly permitted.

Roof shape can also affect pricing. In Florida, hip roofs may receive more favorable treatment from insurers than gable or flat roofs because of how they perform in high-wind conditions. This does not mean you should not buy a home with a gable or flat roof. It simply means you should understand how the roof may affect the cost of insuring the property before you buy it.

## 2\. Understand the Florida Wind Mitigation Inspection

If you are buying a home in Florida, you will probably hear the term wind mitigation inspection. A wind mitigation inspection documents certain construction features of your home that may help it withstand high winds and hurricanes.

The inspection can look at items such as roof construction and attachment, roof-to-wall connections, roof geometry, secondary water resistance, window and door protection, and garage door protection. Depending on the home and insurance company, these features may qualify you for substantial insurance discounts.

A wind mitigation inspection is generally valid for five years, although individual insurance companies can have different requirements. The inspection form has also changed over time, including a new version in 2026, so an insurer may sometimes require a newer inspection even when an older report has not technically reached five years.

If the seller already has a wind mitigation inspection, ask for a copy. Even if your eventual insurance company requires a new inspection, the existing report can still be useful when obtaining preliminary quotes.

## 3\. A Four-Point Inspection Is Different

A four-point inspection serves a different purpose. While a wind mitigation inspection is primarily associated with insurance discounts, a four-point inspection is generally used to determine whether an older home meets an insurance company's eligibility requirements.

The inspection looks at four major systems: roof, electrical, plumbing, and HVAC. Insurance companies may require a four-point inspection once a home reaches a certain age, and the exact age requirement varies by insurance company.

If you are already paying for a full home inspection before purchasing the property, ask your inspector whether they can complete a four-point inspection at the same time. It can save you from having to schedule another inspection later.

## 4\. Florida Hurricane Deductibles Work Differently

Florida homeowners should also understand hurricane deductibles. Your homeowners policy will typically have an All Other Perils deductible for many ordinary covered claims and a separate hurricane deductible for covered hurricane losses.

Unlike a traditional flat deductible, hurricane deductibles on single-family homes are commonly expressed as a percentage of the home's insured value. For example, if your home is insured for $500,000 and you have a 2% hurricane deductible, your hurricane deductible would be $10,000. That means you could be responsible for $10,000 before insurance begins paying for a covered hurricane loss, subject to the terms and conditions of your policy.

When comparing Florida homeowners insurance quotes, do not look only at the annual premium. Compare the deductibles and coverage as well.

## 5\. Homeowners Insurance Usually Does Not Include Flood Insurance

A standard homeowners insurance policy generally does not cover flooding caused by rising water. For example, if heavy rain causes water levels to rise and water enters your home, that loss would generally fall under flood insurance rather than your standard homeowners policy.

Florida homeowners typically have two major flood insurance options: the National Flood Insurance Program (NFIP), which is federal flood insurance administered through FEMA and participating insurance companies, and private flood insurance provided by private insurance companies.

Depending on the property, private flood insurance may be less expensive than an NFIP policy, but that is not always the case. Coverage terms can also differ, so price should not be the only consideration.

If your lender does not require flood insurance, that does not necessarily mean you should ignore it. It is worth getting a quote and understanding what the coverage would cost before deciding whether it makes sense for your property.

## 6\. Do Not Forget About Florida Auto Insurance

If you are moving to Florida permanently, your insurance planning should not stop with the house. Florida auto insurance may be more or less expensive than what you are currently paying depending on your location, vehicles, drivers, coverage, and other rating factors.

Florida also requires Personal Injury Protection, commonly called PIP, which is one of the ways Florida auto insurance may differ from what you are accustomed to in another state. Another surprise for many people moving to Florida is that their home and auto insurance may not be placed with the same insurance company.

## 7\. Bundling Can Look Different in Florida

In many states, consumers are accustomed to placing their home, auto, umbrella, and other insurance policies with one large insurance company. Florida can be different. It may make sense to have home insurance with one company, auto insurance with another, flood insurance with another, and umbrella insurance with another.

## Get Insurance Quotes Before You Close on a Florida Home

One of the biggest mistakes you can make is waiting until the last minute to investigate insurance. If you are seriously considering purchasing a particular home, start looking at insurance well before closing.

Ideally, give yourself enough time to obtain the necessary property information, review available inspections, get quotes, and understand what the home is likely to cost to insure. A house may fit your budget based on its purchase price, taxes, and mortgage payment, but a higher-than-expected insurance premium can change the overall cost of ownership.

The opposite can also happen. A newer home with favorable construction characteristics may be considerably less expensive to insure than you expected. The important thing is to know before you buy.
