Why Paradiso Requires Renters Insurance
Like nearly every professionally managed apartment community in Florida, Paradiso asks residents to carry renters insurance and to list the community as an interested party or additional interested party on the policy. The reason is simple: the building's master policy insures the building, not your belongings and not your personal liability.
If a kitchen fire, a burst supply line, or a hurricane-related water intrusion damages your unit, the community's insurance repairs the structure. Your furniture, TV, laptop, clothes, and everything else you moved in is only covered if you carry your own HO-4 renters policy.
What an HO-4 Renters Policy Covers
Personal property: your furniture, electronics, clothing, bicycles, and household goods, covered against fire, smoke, theft, vandalism, windstorm, and other named perils.
Personal liability: protection if you are found responsible for injuring a guest or damaging the apartment or a neighboring unit, such as an overflowing tub or a cooking fire.
Loss of use: if your unit becomes uninhabitable after a covered loss, this pays for a hotel, a short-term rental, and extra living costs while repairs are made.
Medical payments to others: small, no-fault medical bills for a guest injured in your apartment.
What It Does Not Cover
Flood is excluded from every renters policy in the country, including in Bonita Springs. Residents on lower floors who want protection for personal property in a flood event can add a contents-only NFIP or private flood policy, which is inexpensive for tenants. Hurricane wind damage to your belongings is generally covered under the HO-4, but the deductible and specific terms depend on the carrier.

How to Get Covered Before Move-In
Most leasing offices need proof of coverage before they hand over keys. Give us your move-in date, your unit number, and a rough estimate of what your belongings are worth, and we will quote several carriers, set the effective date to match your lease start, and send the certificate directly to the Paradiso leasing office with the community listed as an interested party.
